GB Property Management and Lettings guarantee that you will be guided through the lettings process from your initial enquiry to the signing of the Tenancy Agreement by friendly and helpful staff. TENANTS REQUIREMENTS
A Holding Fee of half a month’s rental to be paid on proceeding with a property. See Holding Fee Terms for more information.
Referencing checks to be carried out on all prospective tenants.
Fees for Referencing and Tenancy Agreement, payable in advance.
One applicant - £50.00plus VAT
Two applicants £80.00plus VAT
In the event of additional applicants requiring referencing a charge of £25.00per applicant will apply.
On signing of the Tenancy Agreement funds payable are one months rent in advance and a damage deposit equal to one months rent less the Holding Fee.
HOLDING FEE TERMS & CONDITIONS:-
1. Fee accepted subject to contract.
2. On receipt of the holding fee the property will be taken off the market and held exclusively for applicant pending satisfactory references and signing of the Tenancy Agreement.
3. If Tenant withdraws from the letting, the fee paid will be forfeited, otherwise the fee will be deducted from the damage deposit payment made on the signing of the Tenancy Agreement.
4. If the property is withdrawn by the Landlord for reasons other than unsatisfactory references a full refund will be given.
DAMAGE DEPOSIT INFORMATION:-
The damage deposit equivalent to one month's rent will be held by a nominated scheme provider. The Deposit is returnable at the end of the Tenancy Agreement to the tenant, provided that the Tenancy Agreement terms and conditions are observed, with the property left in satisfactory condition with fair wear and tear taken into consideration.
