We offer a flexible, unique and fully comprehensive Property Management and Letting Services service for you and your property tailored to meet your needs. Please see the full range of our services listed below.

Full Property Management Service

  • Carry out an appraisal of the property obtaining all relevant details and provide a guide to the rental price of the property.
  • Market the property to all suitable registered applicants and advertise on our own Website, Rightmove, Zoopla and other marketing media.
  • All viewings will be accompanied and on finding a suitable Tenant(s), take appropriate referencing to include collection of a holding fee.
  • Organise Landlord’s Gas Safety and Service on all gas appliances, electrical check, PAT testing, alarm testing and chimneys to be swept where applicable.
  • Prepare a comprehensive inventory/schedule prior to the Tenants moving into the property.
  • Preparation and signing of the Tenancy Agreement, collection of first months rent and a damage deposit, which will be held in the nominated scheme.
  • Collect the monthly rental and issue a statement of account to the Landlord and credit funds as instructed.
  • Property management inspections will be carried out at our discretion, normally every twelve to sixteen weeks.
  • An extensive on call service is available for Tenants to cover emergencies. The Agent, either from information received from the Tenant or from an inspection of the property, will arrange for repair/maintenance works to be carried out with payment for necessary works to be deducted from the rental collected. Copies of Invoices will be forwarded to the Landlord.
  • Carry out the outgoing inspection of the property on termination of the Tenancy.

An initial Letting fee of 2 weeks rental, (e.g. Property rental £650.00pcm fee equals £360.00 inclusive of VAT) together with the monthly Management fee of 12.5%, (e.g. Property rental £650.00pcm fee equals £97.50 inclusive of VAT), plus £84.00 for the Tenancy Agreement inclusive of VAT, is payable by the Landlord to The Agent and will be deducted from the monthly rental.

Full Lettings Service

  • Carry out an appraisal of the property obtaining all relevant details and provide a guide to the rental price of the property.
  • Market the property to all suitable registered applicants and advertise on our own Website, Rightmove, Zoopla and other marketing media.
  • All viewings will be accompanied and on finding a suitable Tenant(s), take appropriate referencing to include collection of a holding fee.
  • Preparation and signing of the Tenancy Agreement, collection of first months rent and damage deposit.
  • Preparing and issue a statement of account and credit funds as instructed.

It will be the Landlord’s responsibility to register Tenants with the relevant utilities and to lodge the damage deposit with a nominated scheme holder.

A one off fee equivalent to two weeks rental, (e.g. Property rental £650.00pcm fee equals £360.00 inclusive of VAT) plus £102.00 for the Tenancy Agreement, inclusive of VAT is payable by the Landlord to The Agent and deducted from the rent collected.

Full Letting and Rental Collection Service

  • Carry out an appraisal of the property obtaining all relevant details and provide a guide to the rental price of the property.
  • Market the property to all suitable registered applicants and advertise on our own Website, Rightmove, Zoopla and other marketing media.
  • All viewings will be accompanied and on finding a suitable Tenant(s), take appropriate referencing to include collection of a holding fee.
  • Preparation and signing of the Tenancy Agreement, collection of first months rent and damage deposit.
  • Collect the monthly rental and issue a statement of account to the Landlord and credit funds as instructed.

Full Letting Service fee of 2 weeks rental, (e.g. Property rental £650.00pcm fee equals £360.00 inclusive of VAT) with an additional fee of 10% per month, (e.g. Property rental £650.00pcm fee equals £78.00 inclusive of VAT), plus £102.00 for the Tenancy Agreement inclusive of VAT is payable by the Landlord to The Agent and will be deducted from the monthly rental.

Referral Services

  1. Advertise your property; introduce suitable Tenants to you, after which you will carry out all viewings and action your own referencing.
    OR
  2. Where you have found your own Tenant, The Agent would take appropriate referencing, collect a holding fee and prepare the Tenancy Agreement. After all appropriate documentation has been signed and the rent and damage deposit collected, a statement of account will be issued and funds credited as instructed.

A one off fee equivalent to 1 week’s rental, (e.g. Property rental £650.00pcm fee equals £180.00 inclusive of VAT), plus £102.00 for the Tenancy Agreement, inclusive of VAT is payable by the Landlord to The Agent and deducted from the rent collected. For Referral 1 an invoice will be issued for payment.

Property Care Service

The Agent will visit empty properties not intended for Tenant occupation. The frequency of visits will be individually catered to meet your needs. A fee of £60.00 inclusive of VAT is payable per visit.

The Agent is able to provide the following additional services

Preparation of Tenancy Agreement – £150 inclusive of VAT

Notices for Rent Reviews and Possession – £102.00 inclusive of VAT

Additional services exclusive to Management Landlords

  • An Annual Rental Statement for tax purposes – £60.00 inclusive of VAT per property
