Full Property Management Service

  • Property appraisal

  • Arranging comprehensive Inventory/Schedule of Condition Report to include photos
  • Preparation and signing of the Tenancy Agreement
  • Organising contractors to ensure all legal requirements are fulfilled
  • Informing all relevant utility companies
  • Collection of monthly rental and issue a statement of account
  • Annual Tax statements
  • Collection of Damage Deposit to be held in our nominated Scheme
  • Carry out Rental Reviews
  • Issue Notices for Possession
  • Property Management Inspections
  • Arrange for general repairs and maintenance works
  • Extensive out of hours on call service for Tenants to cover emergencies
  • Outgoing property inspection on Tenant vacating

Management Fee 15% Inc of VAT (£650.00pcm rental – fee equals £97.50 Inc of VAT)
Plus Letting fee of 2 weeks rental (£650.00pcm rental – fee equals £360.00 Inc VAT) with a minimum fee of £450.00 Inc VAT

Additional non-optional services and fees

  • Tenancy Agreement £84.00 Inc VAT
  • Inventory/Schedule of Condition Report including photos 1-2 bed £132.00, 3-4 bed £156.00, 5 bed plus on appraisal all- Inc VAT payable by the Landlord to The Agent and will be deducted from the monthly rental. (These fees include an administration charge)

Full Lettings Service

  • Property appraisal
  • Marketing of property and accompanied viewings
  • Referencing of suitable tenant/s
  • Arranging comprehensive Inventory/Schedule of Condition Report to include photos
  • Preparation and signing of the Tenancy Agreement
  • Collection of 1st months rental and Damage Deposit and issue a statement of account

It will be the Landlord’s responsibility to register Tenants with the relevant utilities and to lodge the damage deposit with a nominated scheme holder.

Letting Fee of 2 weeks rental, (£650.00pcm rental – fee equals £360.00 Inc VAT) with a minimum fee of £450.00 Inc of VAT

  • Inventory/Schedule of Condition Report including photos 1-2 bed £132.00, 3-4 bed £156.00, 5 bed plus on appraisal all- Inc of VAT payable by the Landlord to The Agent and will be deducted from the monthly rental.

Referral Service

Where you have found your own Tenant, The Agent will provide the following service.

Referral Fee £300.00 Inc of VAT

  • Referencing of tenant/s
  • Arranging comprehensive Inventory/Schedule of Condition Report to include photos
  • Preparation and signing of the Tenancy Agreement
  • Collection of 1st months rental and Damage Deposit and issue a statement of account
  • Additional non-optional services and fees
