A Holding Fee, equal to half a month’s rental is to be paid on proceeding with a property, at which time the property is held exclusively subject to satisfactory references being obtained. In the event of unsatisfactory referencing or withdrawal by the Tenant from the property, the Holding Fee is non-refundable.
Referencing checks will be carried out on all prospective parties aged 18 or over who will reside at the property as the Tenant(s). All Referencing fees are payable in advance and are non-refundable.
- One Applicant – £150.00 Inc VAT
- Additional Applicants/Guarantor – £120.00 Inc VAT
As part of the required checks we will require
- Proof of address – this must be where you currently reside and dated within the last 3 months. This could be in the form of a bank statement, utility bill or council tax statement.
Under the new Right to Rent Act Immigration Act 2014, we require Identification:
- Photographic ID – a valid passport, identity card or driving licence and birth certificate
If pets are permitted at the property an additional deposit is required:
- Additional Pet deposit of £100.00 per animal is required
Upon signing the Tenancy Agreement, the balance of funds due is one month’s rent in advance, less the Holding Fee paid and a Damage Deposit. The amount of the Damage Deposit may vary according to the requirements agreed with the Landlord.
Damage Deposit Information
The Damage Deposit will be held by a Nominated Scheme Provider. The Deposit is returnable at the end of the Tenancy Agreement to the Tenant, provided that the Tenancy Agreement terms and conditions are complied with, and the property is left in a satisfactory condition with fair, wear and tear taken into consideration.
